How it works

Four steps, start to finish

The landlord or agent sets things up once. After that, both sides use the same record.

Add the property

Enter the address, postcode and rooms, then the tenancy dates and rent. Invite tenants by email. They sign in or create an account to accept the invitation.

Record move-in

Either side goes room by room: photos, a condition rating and notes, plus meter readings and keys.

Agree it

Submitting locks the record and emails the other side, who can agree or raise a concern. If there's no reply within seven days, it's marked "Agreed automatically". That label keeps things moving; it doesn't settle a dispute or affect anyone's legal rights.

Compare at move-out

Photograph the same rooms at the end. You get a side-by-side report of before and after, ready to share.

FAQ

Common questions

Does this replace a professional inventory?

It can for many private lets, but it doesn't have to. If you use an inventory clerk, you can still use HomeForensicsAI to keep both sides' photos together and compare them at the end.

Does it protect my deposit?

In England and Wales, deposits must be protected in a government-approved scheme. HomeForensicsAI doesn't hold deposits. It gives you clear evidence if there's a dispute, and you can store the scheme reference with the tenancy.

My landlord doesn't use HomeForensicsAI. Can I still use it?

At the moment the landlord or agent sets up the tenancy and invites you. Ask them to join. It's free, and it takes a few minutes to add a property.

What if we don't agree on the move-in record?

Raise a concern and explain what's wrong. Your note is attached to the record permanently and shown in the report, so the disagreement is on file from day one.

Who can see the photos?

Only the tenants on that tenancy and the landlord or agency team managing it. Drafts stay private until they're submitted. See our Privacy notice for details.

Is there AI in this?

No. Condition records are plain, dated photos and notes. If you want an AI check for damp, mould or other problems, that's our separate AI Scan service.
